Cockroach control in Sandton kitchens, flats and homes

Small brown cockroaches in the kettle base, big reddish ones climbing out of the shower drain. They are different species with different hiding places, so they need different treatment.

American cockroach on a wall, treated by our cockroach control in Sandton

Cockroach control in Sandton depends on which cockroach you're seeing. Small German cockroaches breed inside kitchens and appliances and are cleared with gel baits placed where they hide; large American cockroaches live in drains and basements and need treatment at the source. We identify the species, find the harbourage and treat it, rather than spraying open surfaces.

Two cockroaches, two problems

German cockroaches

Light brown, about the length of a fingernail, with two dark stripes behind the head. They live their whole lives indoors, in warm, tight spaces close to food and water: the hinges of kitchen cupboards, the motor housings of fridges and dishwashers, under microwaves, inside coffee machines and behind splashbacks. They breed fast, and the females carry their egg cases until just before they hatch, which is one reason sprays struggle to finish them off. Where you see one in daylight, there are usually many more in the cracks.

American cockroaches

Much larger, reddish brown and able to fly short distances on warm nights. These come from sewers, drains, manholes, basements and refuse rooms, and in summer they wander into homes through floor drains, gaps under doors and open windows. They're a building and drainage problem first and a kitchen problem second.

Why Sandton has both in good numbers

The CBD is one of the most concentrated food-service areas in Johannesburg: hotels, restaurants, food courts, coffee shops and office canteens, many of them in large buildings linked by service corridors, basements and shared drainage. German cockroaches travel in on deliveries, packaging and second-hand equipment and settle into warm kitchen machinery. American cockroaches move along the drains and ducts underneath. In the suburbs, the pattern is gentler but still common. Townhouse complexes in places like Sunninghill and Paulshof share plumbing and walls, so a German cockroach problem in one unit can spread along a row. Freestanding homes see more of the big American cockroaches coming in from the garden, the pool pump room and outside drains during the summer rains.

How we treat German cockroaches

  1. Inspection with a torch. We check hinges, appliance housings, under sinks and behind panels to find where they're living, not just where they run.
  2. Gel baits in the harbourage. Small dabs of bait go directly into cracks, hinges and voids. Cockroaches feed on it and carry it back, and because it isn't a repellent spray, they don't scatter into the next unit.
  3. Targeted residual treatment in voids and service areas where it's appropriate, using odourless, non-staining products.
  4. Follow-up. Heavy kitchen infestations need a second visit to catch the young that hatch from egg cases after the first treatment.

How we treat American cockroaches

Here the focus moves outside and below: floor drains, manholes, gully traps, refuse rooms, basements and the pump room. We treat these harbourage points with a residual product and advise on the fixes that matter, such as drain covers, water in unused floor traps, door seals and repairing cracked drainage. Indoors, a few baits along the entry routes catch the ones that still make it in.

Restaurants and hotels in Sandton

For food businesses, we set up a scheduled monitoring contract with visits timed around service. Each visit is recorded, with notes on activity, areas treated and anything the kitchen team should fix. That documentation is what health inspectors and audit companies look for. We also inspect deliveries and second-hand equipment when asked, since that's how many kitchens get German cockroaches in the first place.

The mistake that makes German cockroaches worse

Spraying with an aerosol from the supermarket. It kills the few in sight, but the repellent drives the rest deeper into appliances and walls, sometimes into the flat next door, and it contaminates any gel bait already placed, so the cockroaches won't eat it. If we've baited your kitchen, put the spray can away and let the bait work.

A tip for Sandton flats and townhouses

Check the kettle base, the toaster and the bottom of the microwave. In small kitchens these warm appliances are the most common hideout we find, and they're easy to clean out. If a unit has been empty for a while, pour water into the floor drains too; dry traps let American cockroaches walk straight up from the sewer.

What cockroach control costs, and why

A German cockroach treatment for a single flat or townhouse kitchen is a modest job, with a follow-up if the infestation is heavy. Costs rise with the number of units or rooms, the size of a commercial kitchen, how established the infestation is, and whether a monitoring contract is needed. American cockroaches around drains are usually a smaller job once the source is found. Each page shows a guide 'from' price; the details are on our Johannesburg pest control prices page. If you see one big cockroach a year coming in from the garden, a closed drain and a door seal may be all you need.

Cockroaches are just one of the pests on our Sandton pest control overview. Kitchens with cockroaches often have mice too, which we handle through mouse control in Sandton. Questions we get asked

How much does cockroach treatment cost?

For a single flat or townhouse kitchen it's a modest job. Larger homes, multiple units and commercial kitchens cost more, and heavy infestations need a follow-up visit. We quote before treating.

Do I have to empty my kitchen cupboards?

Usually not for gel baiting. Clear the area under the sink and the tops of cupboards if you can, and put away food and utensils from the counters. We'll tell you if a residual treatment needs more preparation.

How long does it take to get rid of German cockroaches?

You should see a clear drop within one to two weeks. Heavy infestations take a second visit because egg cases hatch after the first treatment.

Is gel bait safe around children?

Yes, used properly. It goes in tiny amounts into cracks, hinges and voids out of reach, not on open surfaces.

Why do I see big cockroaches after rain?

American cockroaches live in drains and sewers, and heavy summer rain and warm nights push them out. They usually come in through floor drains, gaps under doors and open windows.

Can you treat a restaurant without closing it?

Yes. We work around service, before opening or after closing, and keep a written record of every visit for your health inspections.

Should I keep spraying between treatments?

No. Household sprays repel cockroaches and spoil the gel bait. Leave the bait to work and call us if activity hasn't dropped after two weeks.
