Cockroach control in Midrand comes down to the right bait in the right place. German cockroaches breed inside kitchen units, appliances and office canteens, while larger American cockroaches come up from drains in summer. We identify the species, apply gel baits where they hide, use residual treatments where needed and follow up until they are gone.
A complex and office-park problem
Midrand has an enormous number of townhouse and apartment complexes, and cockroaches love them. Units share plumbing walls, service ducts and roof spaces, so German cockroaches spread from one kitchen to the next without ever going outside. The same thing happens in office parks, where tea kitchens and canteens sit back to back on several floors, and in food outlets that share a refuse room and a grease trap. When a complex in Vorna Valley calls us about one unit, we nearly always find activity in the neighbouring units as well.
Warmth keeps them going. A fridge motor, a dishwasher, the back of a microwave or a coffee machine stays warm all year, so German cockroaches never notice the Highveld winter. American cockroaches are the opposite: they live in drains, sewer manholes and damp outside areas, and they come out on warm summer nights after rain, often through floor drains and around the base of toilets.
Which cockroach have you got?
- German cockroach: small, light brown with two dark stripes behind the head. Lives indoors, in kitchens and bathrooms. Breeds very fast. This is the one that infests complexes, offices and restaurants.
- American cockroach: large, reddish-brown, can fly short distances. Comes in from drains and outside. Usually seen one or two at a time, at night.
- Oriental cockroach: dark, almost black, slow. Found in damp areas, around drains and under paving.

Signs to look for
Cockroaches hide during the day, so the first clue is often what they leave behind. Look for tiny black specks like ground pepper inside cupboard hinges and along the top of the fridge seal, brown egg cases in corners, and a sour, oily smell in a cupboard. Seeing a German cockroach in daylight usually means the population is large enough that hiding places are full.
How we clear German cockroaches
- Inspection with a torch. We check cupboard hinges, under the sink, behind and under appliances, kick plates, electrical sockets and the motor housings of fridges and dishwashers.
- Gel bait placement. Small dots of gel bait go directly into those cracks. Cockroaches eat the bait and carry it back to the harbourage, where it spreads through the group.
- Targeted residual treatment. Where it suits the site, an odourless, non-staining residual product goes into voids and along runways that the bait does not reach.
- Follow-up. Eggs hatch after the first visit, so a return visit is part of the job, not an extra.
For American cockroaches we treat drains, manholes, outside damp areas and entry points around the building, and advise on drain covers and sealing gaps around pipes.
Why spraying makes it worse
Supermarket aerosol sprays kill the cockroaches you can see and drive the rest deeper into wall voids and neighbouring units. Spray residue also contaminates gel bait, so cockroaches avoid it. If you have been spraying, tell us before we start, and stop spraying once the bait is in.
Businesses, canteens and food outlets
Restaurants, takeaways, office canteens and food factories need more than a once-off treatment. A scheduled monitoring contract gives you regular visits, monitoring traps to show where activity is, and written service records for health inspectors and audits. We plan treatments around trading hours so the kitchen keeps running.
A Midrand tip for complex owners
When a cockroach problem appears in your unit, ask your managing agent whether others in the block have reported it. If they have, push for the whole building to be treated at once. Treating unit by unit just moves cockroaches around the block.
What cockroach control costs, and why
A light German cockroach problem in a flat kitchen is a fairly modest job. Costs rise with the size of the property, the number of kitchens and bathrooms, how heavy the infestation is, and how many follow-ups are needed. Whole complexes and commercial kitchens are quoted to suit the site. Have a look at our cockroach and general treatment prices, and the guide "from" price shown on this page. An odd American cockroach from the drain once in summer may not need treatment at all; a drain cover and sealing the gap may be enough.
Many of our Midrand cockroach calls come from complexes in Vorna Valley and the surrounding estates. If you also have ants marching into the kitchen, see ant control in Midrand. Our cockroach control in Sandton handles the same office and restaurant work, the citywide method is on cockroach control for Johannesburg, and the Midrand pest control page lists the rest.
Jason van Heerden owns and runs Combat Pest Control and has 25 years of experience. The business is SAPCA registered and registered with the Department of Agriculture under Act 36, we offer service within 24 hours, and cockroach treatments are guaranteed for 3 months. Questions we get asked
How much does cockroach treatment cost in Midrand?
It depends on the property size, the number of kitchens and bathrooms, how heavy the infestation is and how many follow-up visits are needed. A flat kitchen is a small job; a complex or restaurant is quoted to suit.
Why do cockroaches keep coming back to my townhouse?
Usually because neighbouring units share plumbing walls and ducts and have not been treated. Treating the whole block together is the lasting fix.
Is gel bait safe with children and pets?
Yes. It is placed in tiny amounts inside cracks, hinges and voids, out of reach of children and pets, rather than sprayed across open surfaces.
How long before I stop seeing cockroaches?
Activity usually drops sharply within a week or two of gel baiting. Some may appear in daylight at first as the bait takes effect. The follow-up visit deals with newly hatched nymphs.
Should I keep spraying while the bait works?
No. Spray contaminates the bait and makes cockroaches avoid it. Stop spraying once the gel bait is in place.
Do I need to empty my kitchen before you come?
Clear the cupboard under the sink and any cupboards where you see cockroaches so we can reach the hinges and corners. You do not need to empty the whole kitchen.
Can you treat a restaurant without closing it?
Yes. We schedule around trading hours and use gel baits and targeted products suited to food areas, with a service record for each visit.
