Pest control in Marlboro is mainly commercial and industrial work. Rats and mice live around warehouses, factories and loading bays, pigeons nest on high roofs, cockroaches settle in canteens and kitchens, and stored product insects can get into food, grain or packaging. We set up monitoring contracts with lockable stations, written records and targeted treatments.

Marlboro's business landscape

Marlboro is an industrial and commercial area on the eastern side of Sandton, bordering Alexandra and close to Wynberg, with the M1 and N3 nearby and a Gautrain station on its edge. It's home to warehouses, distribution centres, light and medium factories, showrooms, wholesalers, workshops and office parks, with the residential suburb of Marlboro Gardens nearby. Trucks move goods in and out all day.

Big buildings with high roofs, roller doors and loading bays, plus stock, packaging and refuse, give pests everything they need. The neighbouring residential areas and the Jukskei River add more rodent pressure.

The main pests on Marlboro sites

Rodents

Brown rats burrow around building foundations, under slabs and beside refuse areas, and enter through roller doors, drains and gaps around pipes. Roof rats climb into high roofs and ceilings. Mice live in storerooms and offices. All of them damage stock, chew cables and contaminate products. A rodent programme here means numbered, lockable stations around every building, traps inside where bait isn't suitable, and a written proofing report. Our commercial rodent control in Johannesburg page explains more.

Pigeons

High warehouse roofs, steel trusses, gutters and signage attract pigeons. Their droppings foul stock and vehicles, block gutters, corrode surfaces and can bring bird mites into buildings. Bird proofing for warehouses and factories, with netting under roof trusses, spikes on ledges and sealing of gaps, keeps them out without harming them.

Cockroaches

Staff canteens, kitchens, change rooms and drains are where German and American cockroaches turn up. Gel baits and drain treatments clear them without spraying food areas.

Flies

Refuse areas, food waste and loading bays breed flies in summer. Good waste management is the main cure, with targeted treatments to bring numbers down.

Stored product insects

Businesses storing food, grain, animal feed, tobacco or similar goods can see beetles and moths in stock. Where infestations are heavy, fumigation with registered fumigants may be needed, with the sealed area vacated until cleared.

Monitoring contracts

For most Marlboro businesses, a monitoring contract is the right approach. We map the site, place numbered stations, check and record them on every visit, treat problem areas and report anything that needs fixing: a door that doesn't seal, a broken drain cover, a gap in the roof. The written record satisfies auditors, clients and health inspectors, and catches problems before they reach your stock. Food businesses can also ask us for an entomological inspection and a written pest report.

How we work on site

We start with an inspection of the whole site, including loading bays, refuse areas, drains, storerooms, canteens and the building perimeter. Then we agree a plan with you. Visits can be scheduled outside operating hours. Normal treatments don't require staff to leave, and our products are odourless and non-staining; staff just avoid sprayed surfaces until dry. Only gas fumigation needs an area cleared. Our work is done under SAPCA membership and Department of Agriculture registration, using registered products only.

Signs your site has a problem

  • Gnawed pallets, shrink-wrap or cartons at floor level
  • Droppings along walls, behind racking or in the canteen
  • Greasy rub marks around roller doors and pipe entries
  • Feathers and droppings building up under roof trusses
  • Small beetles or moths in stored food or feed products
  • Cockroaches in change rooms or around drains after dark

What companies often get wrong

Bait stations placed once and never checked are one of the most common problems we find when taking over a site. A station that's empty, flooded or full of dead insects isn't doing anything. Stations need to be checked, refilled and recorded on a schedule, or they give a false sense of security.

A Marlboro tip

Fit brush or rubber seals to the bottom of every roller door, and check them every few months. Forklifts and trucks damage them often, and a rat only needs a gap the width of your thumb. It's one of the cheapest and most effective pest measures on any industrial site.

What it costs and why

On commercial and industrial sites, the fee reflects how large the site is, how many buildings and stations there are, how often we visit and which pests are involved. Bird proofing is quoted on the area to be netted or spiked. Fumigation depends on the volume and the fumigant. Our pest control prices show where services start, and we'll give you a written quote after inspecting the site.

Marlboro is covered by our Sandton commercial and residential pest control, and we also work in neighbouring Alexandra.

Jason van Heerden heads Combat Pest Control and has worked in the industry for 25 years. Callouts get service within 24 hours, and our general treatments come with a 3-month guarantee. Call 084 200 2700 to arrange a site inspection, or WhatsApp us photos of the problem.

Questions we get asked

How much does a pest control contract cost for a warehouse in Marlboro?

It depends on the size of the site, the number of stations, visit frequency and pests involved. Our guide prices page shows starting points, and we quote in writing after a site inspection.

Do you provide documentation for audits?

Yes. Every visit comes with a written service record, and we can supply site maps and station lists.

How do you stop pigeons in a warehouse?

With netting under roof trusses, spikes on ledges and sealing of entry gaps. It keeps pigeons out without harming them.

Do staff need to leave during treatment?

Not for normal treatments. Gas fumigation is the exception: the sealed area must be empty until it's declared clear.

Can you work outside our operating hours?

Yes. We schedule visits early, late or on weekends where needed.

How often should a warehouse be serviced?

Most sites are serviced monthly, but food storage and high-risk sites may need more frequent visits.

Do you treat stored product insects?

Yes. Light infestations can be treated directly; heavy infestations in stored goods may need fumigation.
