Pest control in Observatory, Johannesburg

A rocky hilltop, old stone-walled houses and steep gardens give Observatory a different set of pest problems from the flat suburbs around it.

Pest control in Observatory is mostly about the ridge. Scorpions and spiders live in the rock and retaining walls, roof rats move through old roofs and overgrown gardens, and termites and wood borer work on timber that has been in place for generations. We inspect first, treat the actual source, and show you how to keep it from coming back.

A suburb built on rock

Observatory sits on one of the high ridges east of the city centre, near Yeoville, Bezuidenhout Valley and Cyrildene, and takes its name from the astronomical observatory built on the hill. The streets climb and twist, many stands are terraced into the slope, and a lot of the houses are early twentieth-century homes with stone foundations, timber floors and big verandas. There is still plenty of natural koppie veld and exposed rock between the properties.

That landscape matters. Rockeries, dry-stone retaining walls and loose rubble are exactly where scorpions, spiders and centipedes shelter through the day. Terraced gardens drain water towards the foundations of the house below, which keeps soil damp for termites. And steep, half-wild back corners give rats plenty of cover between one property and the next.

What we treat most often here

Scorpions and spiders

Observatory is one of the suburbs where people genuinely find scorpions in the house, usually in summer, often in a shoe, a bath or under a towel left on the floor. Most local species are not dangerous, but a sting is painful and a thick-tailed one deserves respect. We treat the rockeries, wall bases and outbuildings where they hide, and we explain how to make the house itself less welcoming. Our scorpion treatments around Rosebank and the eastern ridges go into the species in more detail.

Roof rats

Old roofs with gaps under the eaves, thick creepers and trees growing against the house make an easy route into the ceiling. We bait outside in lockable stations, trap inside, and then point out the gaps to close.

Termites and wood borer

Timber floors, door frames and roof trusses in older Observatory homes attract both. Termites leave mud tubes and soft, hollow timber; wood borer leaves neat round holes and a little fine powder below them. The treatments are completely different, so we always identify the culprit before anything else. Termite work comes with a treatment certificate and our 5-year termite guarantee, and you can read more on our Johannesburg termite control page.

Cockroaches and ants

American cockroaches come up from old drains and outside manholes in summer, and German cockroaches turn up in kitchens of flats and houses that have been divided into rentals. Ants are worst just before the rains. Gel baits for cockroaches and carried baits for ants work far better than spraying.

The year on the ridge

Scorpion and spider sightings climb from October, when warm nights and the first storms bring insects out and the predators follow them. Flying termites pour out of the ground after those same early rains. By May the pattern flips: cold Highveld nights push rats and mice into roofs and storerooms, and they stay until the end of winter. Planning a treatment around that calendar, rather than waiting for the first sting or the first scratching, saves a lot of trouble.

How a visit works

We walk the property with you, including the garden terraces and outbuildings, because that's where most of the problem usually starts. Then we explain what we've found and what we'll treat. Sprays are odourless and won't mark floors or walls, and there's no need to leave home; just keep children and pets off treated areas until they're dry. Rodent bait always goes into lockable stations, which matters in a suburb where many people keep dogs.

The thing people get wrong

People often spray the inside of the house for scorpions and wonder why they keep finding them. Scorpions don't live indoors; they wander in at night from the rockery, the wood pile or the gap under the back door. Treating the outside harbourage, and fitting a brush strip to doors that open onto the garden, does far more than a can of insecticide in the bedroom.

An Observatory tip

If you have dry-stone walls or rockeries close to the house, keep the first metre against the walls clear of loose rock, logs and leaf litter. That gap gives scorpions and spiders nowhere to hide right at the door, and makes our outside treatment last longer.

What it costs and why

Cost comes down to the pest, the size of the stand and how much ground needs treating. A scorpion treatment on a big terraced property with long retaining walls is more work than one around a compact house. Rats in a roof depend on how many stations and follow-ups are needed. Termite and wood borer work costs more, because it depends on how much timber or how much of the perimeter is affected. Our guide prices for Johannesburg pest control show where each treatment starts, and we quote properly after looking.

Observatory is served from our Rosebank side of the city, so our pest control around Rosebank page covers the wider picture, and next-door Yeoville has a page of its own.

Jason van Heerden started and still runs Combat Pest Control, with 25 years in the trade, SAPCA membership and registration with the Department of Agriculture under Act 36. You'll get service within 24 hours, and if a treated pest returns within 3 months, so do we. Found something with a sting on the patio? Questions we get asked

Are the scorpions in Observatory dangerous?

Most are not dangerous, but all can give a painful sting. Thick-tailed scorpions with small pincers are the ones to take more care with, so if you're unsure, WhatsApp us a photo and we'll tell you what it is.

How much does pest control in Observatory cost?

It depends on the pest and the property. A scorpion or spider treatment on a large terraced stand costs more than a small garden, and termite work depends on the timber or perimeter involved. Starting figures are on our guide prices page, with a proper quote once we've inspected.

Why do I keep finding scorpions in the bathroom?

They come in from outside at night looking for moisture and insects, often under the back door or through gaps around pipes. Treating the rockeries and walls outside and sealing those gaps is what stops it.

Is it termites or wood borer in my old floorboards?

Mud tubes and hollow timber point to termites; small round holes with fine dust point to wood borer. Getting that identification right comes first, since each one is treated in its own way.

Do I need to move out while you treat?

No. Normal insect treatments don't require you to leave the house. The only rule is to let sprayed areas dry before the kids or the dog walk on them.

How long does the treatment last?

General treatments carry a 3-month guarantee, and termite treatments carry a 5-year guarantee with a certificate. On a rocky property, keeping debris away from the walls helps the outside treatment hold.
