Pest control in Hillbrow is mostly high-rise work: German cockroaches and bed bugs moving between flats, rats in refuse rooms and basements, mice in ground-floor shops, and flies around bins. We treat buildings as a whole, working with owners, managing agents and residents, because treating one flat at a time in a tower rarely lasts.
Pests in a high-rise neighbourhood
Hillbrow is a neighbourhood of tall apartment blocks on the ridge just north of the city centre, with Berea and Yeoville next door. Most buildings went up between the 1950s and 1970s, many with refuse chutes, basements, service ducts and shared plumbing stacks that run the full height of the building. Ground floors are shops, takeaways and salons, and the streets carry heavy foot traffic and informal trade all day.
Density is the key fact. Hundreds of households can share one building's walls, ducts and refuse system, so a pest problem is a building problem. Cockroaches travel up service shafts. Bed bugs move along with furniture and visitors. Rats live where the refuse collects.
Refuse rooms, chutes and basements
These are the engine rooms of a Hillbrow infestation. A chute that is blocked or never washed, a refuse room with spilled bags and a basement with standing water will keep cockroaches, rats and flies going no matter how often individual flats are sprayed. We start our inspection here, place lockable, tamper-resistant bait stations in the refuse and basement areas, and treat the chute hoppers and drains where cockroaches breed. Our rodent control for Johannesburg buildings page explains the station-based approach.
Inside the flats
German cockroaches are the main complaint indoors. They live in kitchen cupboard hinges, behind fridges and stoves, inside electrical boxes and in the gaps where pipes pass through walls. Gel baits in those spots are the backbone of the treatment, backed by a targeted residual treatment where suitable. See how we treat cockroaches across the city for more detail.
Bed bugs come next. In crowded buildings they spread on mattresses, couches and clothing, and they hide in bed frames, skirting boards, curtain rails and plug points. Each affected unit needs a careful treatment and a follow-up about two weeks later. Fleas turn up where residents keep cats or dogs, and mice get into ground-floor shops and the flats directly above them.
Ground-floor shops and takeaways
The businesses at street level are often where a building's pests start. Takeaways and food shops bring in daily deliveries, produce food waste and have warm equipment that German cockroaches love. If the shop below isn't treated, the flats above keep getting reinfested. We offer shop tenants scheduled monitoring with gel baits, lockable rodent stations and a written record of each visit, ideally as part of the building's programme rather than a separate arrangement.
Working with building managers
The best results come from a building-wide programme: an initial treatment of every unit and common area, a follow-up for cockroaches and bed bugs, and then scheduled monitoring of refuse and basement areas with a written record of every visit. We can plan visits floor by floor to make access easier, and give residents simple preparation notes beforehand.
Signs a building needs help
Cockroaches seen in daylight, rat droppings or burrows in the basement, complaints of bites from several floors, and a smell from the refuse room all show that the problem has outgrown individual treatments. That is the point at which a building-wide plan pays for itself.
What residents can do
- Tie refuse bags and take them down daily rather than leaving them at the door or in the passage.
- Don't bring in mattresses or couches from the street without checking the seams and joints closely.
- Keep food sealed and wipe the stovetop at night; cockroaches feed in the dark.
- Report a leak or damp cupboard; water draws cockroaches as much as food does.
The mistake that keeps buildings infested
Spraying passages and stairwells with cheap insecticide is common and almost useless. It kills the few cockroaches in the open, drives the rest deeper into ducts and flats, and does nothing for the colonies breeding in refuse areas. Targeting the hiding places and the refuse system is what moves the numbers.
What it costs and why
For a building, the price depends on the number of units, the size and condition of the refuse and basement areas, and how often monitoring visits are needed. Treating a whole block costs more up front but far less per unit than repeated call-outs to single flats. For an individual flat, the pest and the number of rooms decide it, with bed bugs costing more than cockroaches. Guide "from" prices for each service are on our Johannesburg prices page, and we quote after inspecting.
Hillbrow falls under our Rosebank area; the Rosebank and inner-city hub covers the surrounding suburbs, and there's a separate page for pest control in Berea next door.

Questions we get asked
Can you treat a whole block of flats in Hillbrow?
Yes. We work with owners and managing agents on a building-wide plan covering units, common areas, refuse rooms and basements.
How much does it cost to treat a building?
It depends on the number of units, the refuse and basement areas and how often we monitor. Per unit, a whole-building job costs far less than single call-outs.
Why do cockroaches come back after the landlord sprays?
Spraying passages doesn't reach where they breed. Gel bait in hiding places and treatment of the refuse system are what work.
Do residents need to leave their flats?
No. Normal insect treatments don't require anyone to move out; residents simply avoid treated surfaces until they've dried.
How do I know if I have bed bugs?
Itchy bites in a line or cluster, tiny dark spots on mattress seams and, in heavier cases, live bugs in the bed frame. WhatsApp us a photo if you're unsure.
Do you provide records for building inspections?
Yes. Scheduled monitoring includes a written service record for each visit.
