Pest control in Berea's blocks of flats

Berea is a high-density area of apartment blocks, many decades old. Pests here are a building problem, not a single-flat problem. Here's how we tackle them.

Pest control in Berea is mostly about high-rise and walk-up apartment blocks. German cockroaches spread through shared ducts, bed bugs move between units, rats live in refuse rooms and basements, and pigeons nesting on ledges bring bird mites. We treat individual flats, but we get the best results working with the building manager or body corporate on the whole block.

Berea, block by block

Berea lies on the ridge just north-east of the Johannesburg city centre, between Hillbrow and Yeoville. It's one of the most densely populated parts of the city, made up largely of apartment blocks built from the 1930s through to the 1970s, many with art deco or mid-century facades. Ponte City, the cylindrical tower visible from much of Johannesburg, stands in Berea. Ground floors often have shops, takeaways and small businesses, and the streets are busy day and night.

Why pests are a building problem here

In a block of flats, every unit is connected to every other one: through the plumbing stacks, the electrical risers, the refuse chutes, the gaps around pipes and the shared corridors. Cockroaches and bed bugs use those routes freely. Rats live in the refuse room and basement and travel up through service ducts. Pigeons nest on window ledges and in roof spaces. If one flat is treated while the others aren't, the pests come back within weeks.

The pests we deal with in Berea

German cockroaches

These are the most common call. Small, light brown, with two dark stripes behind the head, they live in kitchens, behind fridges, in kettle bases and microwaves. They breed fast and spread through shared plumbing. We use gel bait in the cracks and appliance housings where they hide, because spraying drives them into the next flat. Our cockroach treatment in the Rosebank and inner-city area explains why gel works better.

Bed bugs

With people moving in and out, second-hand furniture and shared laundry areas, bed bugs move easily between flats. They hide in mattress seams, bed frames, couches and cracks in skirting. We inspect carefully, treat the infested units and any next door, and return for a follow-up. See bed bug control across Johannesburg for preparation tips.

Rats in refuse rooms and basements

Refuse rooms that are cleared irregularly, overflowing bins and food waste in basements feed large rat populations. We set lockable bait stations in refuse areas and basements and along the outside of the building, and work with management to tighten waste handling.

Pigeons and bird mites

Pigeons roost and nest on ledges, air-conditioning units and in roof spaces. Their droppings foul balconies and windows, and when chicks leave the nest, bird mites crawl into flats looking for a new host, causing itchy bites. We remove nests, treat for mites and fit bird proofing. Our bird mite control around Rosebank page explains how mites differ from bed bugs.

Flies

Where refuse sits in the summer heat, flies breed quickly. Better refuse management plus treatment of resting areas brings numbers down.

Building-wide programmes

For managed buildings, we offer a scheduled programme: regular treatment of refuse rooms, basements and common areas, bait station servicing, and treatments in individual flats when residents report problems. Each visit is recorded so the building manager can show owners and inspectors what's been done. Treatments are odourless and won't stain, and residents don't have to move out. Children and pets should be kept clear of sprayed areas until those are dry.

The common mistake in blocks of flats

Every resident buys their own spray and uses it at different times. Each spraying session pushes cockroaches into the neighbouring flats, and nothing is solved. One coordinated gel bait treatment across the block clears them far more effectively than any number of individual aerosols.

A Berea tip

Look where the kitchen and bathroom pipes pass through the wall into the service duct. In many older blocks there's a wide gap around them. Sealing it with filler blocks the main highway that cockroaches, bed bugs and mice use to move between flats.

What it costs and why

For a single flat, the price depends on the size of the unit and the pest. Bed bugs cost more than cockroaches because of the detailed inspection and follow-up. For a building, it depends on the number of units, the size of the common areas and how often we visit. Bird proofing is quoted on the area involved. A building-wide programme often works out cheaper per flat than individual treatments. The guide "from" prices are listed on our price guide for Johannesburg.

Berea is served from our Rosebank pest control hub, and neighbouring Hillbrow is covered on its own page.

Questions we get asked

How much does it cost to treat a flat in Berea?

It depends on the size of the flat and the pest. Cockroaches are a routine job; bed bugs cost more because of the follow-up visit. Building-wide programmes are quoted separately. See our price page for guide prices.

Why do cockroaches keep coming back to my flat?

They're coming from neighbouring flats through shared plumbing and ducts. Treating the whole building, or at least neighbouring flats, solves it.

Can the building manager book a contract for the whole block?

Yes. We set up scheduled treatments of refuse areas, common areas and individual flats, with a service record for each visit.

Are the itchy bites bed bugs or bird mites?

If there are pigeons nesting near your window and you see tiny mites on walls and ceilings, it's likely bird mites. Bed bugs stay close to beds and couches. We can confirm which.

Do I need to leave my flat during treatment?

No. You can stay for normal treatments; just make sure little ones and animals stay off anything treated until it has dried.

How do I prepare for a cockroach treatment?

Clear the cupboards under the sink, clean grease from behind the stove and fridge, and don't use any spray for a few days beforehand.
