Pest control in Jeppestown deals with an old mix of row houses, warehouses, workshops and converted industrial buildings. The problems we treat most are brown rats around yards and drains, German cockroaches in kitchens and food outlets, pigeons and bird mites in high warehouse roofs, flies, and bed bugs in shared housing. We treat the source and proof against re-entry.
An old industrial suburb with new uses
Jeppestown is one of Johannesburg's oldest suburbs, just east of the city centre and laid out in the gold rush years. Its streets are lined with single-storey row houses and semis with tin roofs, corner shops, light industry, panel beaters, warehouses and factories, many of them close to the railway line. On its western edge, old industrial buildings have been converted into apartments, studios, restaurants and galleries, which has brought a very different kind of resident to some blocks.
Old buildings with new uses are a challenge. Warehouses have high, open roof structures that pigeons love. Row houses share roofs and drains. Converted lofts have new kitchens fed by old plumbing. And yards full of stored materials, pallets and scrap give rats somewhere to live that no one disturbs.
Brown rats: the ground-level problem
Most rodent work in Jeppestown involves brown rats, the heavy, burrowing kind. They live under loose paving, in old drains and sewer connections, beneath stacked pallets and in refuse areas, and they come indoors at ground level through gaps under doors and around pipes. We place lockable, tamper-resistant bait stations along walls and in yards, use traps indoors where food is handled, and point out the openings that need closing. For the full method, see our Johannesburg rat control.
Pigeons and bird mites in high roofs
Pigeons roost and nest on warehouse trusses, in gutters and under roof sheeting. Their droppings contaminate stock and floors, and when nests are abandoned, bird mites move down onto people working or living below. In converted lofts this often shows up as unexplained bites. We remove nests, treat for mites and fit netting or spikes to keep birds out. Our page on bird mite treatment in Johannesburg explains the process.
Cockroaches, flies and bed bugs
German cockroaches thrive in the kitchens of restaurants, takeaways and small homes, and American cockroaches come up from old drains in summer. Gel baits in hiding places handle German cockroaches; drain treatment and sealing gaps help with American ones. Flies breed in bins and food waste around yards. In shared houses and rooms with frequent new occupants, bed bugs spread on bedding and second-hand furniture and need a thorough treatment with a follow-up.
Factories and warehouses
For businesses we offer scheduled monitoring with lockable stations, regular inspections and a written service record. Where stock or a building is heavily infested with a stored-product pest, fumigation with registered fumigants is sometimes the right tool; the sealed area then has to be vacated until it is cleared.
Row houses and shared walls
In a row of semis, the roof space and the drains are often continuous from one end to the other. Rats and cockroaches use that to move freely between homes, so a single treated house tends to be reinfested from either side. Where neighbours can agree, we treat several houses on the same day, and we look closely at the party walls in the roof, where old brickwork has often crumbled and left gaps.
What people get wrong
Putting loose poison down in yards and warehouses is common. Rats carry it off, it gets scattered where dogs and children can reach it, and dead rats end up in places that smell for weeks. Bait inside lockable stations is safer, more effective and lets us see how much is being taken.
A Jeppestown tip
Lift stored pallets, timber and scrap off the ground onto racking at least a hand's width high, and keep a clear strip along the inside of boundary walls. Rats need undisturbed cover close to a wall, and taking that away does half the work for us.
What it costs and why
A row house or flat is priced on its size and the pest. A warehouse or factory is quoted on floor area, the number of stations and how often we visit. Bird proofing depends on the area to be netted or spiked and the access height, which can mean lifting equipment. Fumigation is priced separately. This page carries a guide "from" price, and the full list sits on our pest control pricing page.
Jeppestown is covered under our Rosebank and inner-city area, and neighbouring Troyeville has its own page.

Questions we get asked
Can you treat a warehouse for pigeons?
Yes. We remove nests, treat for bird mites and fit netting or spikes to stop the birds returning.
Why are we getting bitten in our loft apartment?
If birds nest in the roof, bird mites are a likely cause once the nests are abandoned. We find the nest, remove it and treat the area.
How much does rat control cost for a factory?
It depends on floor area, the number of stations and visit frequency. We quote after an inspection; guide prices are on our prices page.
Do we need to close during treatment?
Usually not for insect treatments or rodent baiting. Fumigation is the exception: the sealed area must be vacated until it's cleared.
Is rat bait safe around our guard dogs?
Bait goes inside lockable, tamper-resistant stations that dogs can't open, placed where they don't normally go.
What's the difference between German and American cockroaches?
German cockroaches are small and live indoors in kitchens; American cockroaches are large, reddish-brown and come up from drains. They're treated differently.
