Pest control in Witkoppen, where the suburbs meet the plots

Witkoppen still has open land, plots and nurseries between its estates and schools. Pests move freely between the two, and treatment has to allow for that.

Pest control in Witkoppen deals with an area that is part suburb, part countryside. The pests we treat most are harvester and subterranean termites, rats and mice moving in from open land, spiders and scorpions in rocky or grassy gardens, ticks on dogs, paper wasps, and flies on properties with animals. We inspect, find the source and treat it there.

A changing landscape

The Witkoppen area has long been a mix of smallholdings, nurseries, schools and open grassland, and over the years more of it has turned into security estates and townhouse complexes. Drive through and you'll pass a new estate, then a plot with horses, then a field of long grass, then another complex.

That patchwork matters for pests. Open grassland and plots are natural habitat for rodents, termites, spiders and ticks. When a new estate is built next to them, the boundary between wild and suburban becomes one wall. Every time a field is cleared, the animals living in it scatter into the nearest buildings. And gardens in new developments, often planted on disturbed soil with building rubble underneath, are ideal for termites.

What Witkoppen properties deal with

Harvester termites

Grassland is harvester termite country. In a dry winter they emerge from small holes in the ground, cut grass into short pieces and carry it below, leaving bare, sandy patches with little mounds of loose soil. On a new lawn, the damage can be dramatic. They don't damage buildings, but they do ruin lawns and paddocks.

Subterranean termites

These are the building-damaging termites, travelling up from the soil in mud tubes. On plots they attack fence posts, sheds and stables; in new estates they feed on buried construction timber and then move into door frames and cupboards. Our termite control across Johannesburg page covers both termite types. Structural treatment comes with a 5-year guarantee and a certificate.

Rats and mice

Rodents living in long grass and on plots move into houses, garages and storerooms as winter sets in, or as soon as land nearby is cleared. On smallholdings, feed rooms and chicken runs keep them well fed. We use lockable, tamper-resistant stations around the boundary and outbuildings and traps indoors, then advise on proofing.

Spiders and scorpions

Grass, rocks and wood piles shelter rain spiders, sac spiders, button spiders and scorpions, which come towards houses at night hunting insects. Treating the perimeter, outside lights, garages and the undersides of garden furniture reduces them sharply. There's more on our spider control in Fourways page.

Ticks, wasps and flies

Dogs walking in long grass bring ticks home, and brown dog ticks can breed in kennels and along walls. Paper wasps build under eaves and in sheds through summer. Properties with horses, chickens or compost have more flies in the hot, wet months.

Estate or plot: two different approaches

For a home in an estate, we work much as we would in any suburb: inspect the house and garden, treat what we find, and recommend proofing. For estates as a whole, we set up scheduled boundary monitoring with lockable stations, especially along the walls that face open land.

For a plot, the job is bigger and has to be planned around animals, staff and feed. We map the outbuildings, place stations so that dogs, horses and chickens can't reach them, use traps in animal areas, and work with you on feed storage and manure management.

Safety around children and animals

Our insect treatments are odourless and non-staining, and you don't need to move out. Wait for treated surfaces to dry before letting children or animals onto them. Rodent bait is always inside locked stations. If there are horses in a stable we're treating, they'll need to be out until it's dry.

What people often get wrong

Assuming that pests from open land are a once-off. If the field next door stays a field, rodents, spiders and termites will keep arriving at your boundary. A one-time treatment helps, but a boundary programme and proofing is what keeps them out for good.

A Witkoppen tip

If you hear that a nearby stand or field is about to be cleared, book a rodent check before the earthmoving starts. Bait stations along the shared wall and closed gaps under doors mean the displaced rats meet resistance at the boundary instead of finding your roof.

What it costs and why

A suburban home in Witkoppen costs about the same to treat as anywhere else in the north; the price depends on the pest and the size of the property. Plots cost more because there are more buildings, more stations and more ground to cover. Harvester termite treatment is priced on the lawn or paddock area; structural termite work on the building perimeter. A guide "from" price is shown on this page, and our Johannesburg pest control prices give a fuller picture. We'll quote after looking at the property.

Witkoppen is covered by our Fourways pest control service, and the nearby Chartwell smallholdings page covers the plots further west.

Every Witkoppen job is handled by Combat Pest Control's owner, Jason van Heerden, and his 25 years in the trade. We're SAPCA registered and registered with the Department of Agriculture, offer service within 24 hours, and give a 3-month guarantee on general treatments. Call 084 200 2700, or WhatsApp us a photo of the damage.

Questions we get asked

How much does pest control cost in Witkoppen?

A suburban home costs about the same as elsewhere in the north; plots cost more because of extra buildings and ground. A guide from-price shows on this page, and we quote after inspecting.

Why are rats suddenly in my house?

Often because nearby land has been cleared or winter has started. Rodents leave open ground for buildings. Baiting the boundary and sealing gaps helps.

What's destroying my new lawn?

In a dry winter, bare sandy patches with small holes and soil heaps usually mean harvester termites. We confirm and treat the lawn.

Can you treat a plot with horses and chickens?

Yes. We plan around the animals, use locked stations and traps, and keep animals out of treated stables until they're dry.

Are the spiders in my garden dangerous?

Most aren't, but button spiders and sac spiders can bite. Treating the perimeter and outside lights reduces them.

Do estates get a boundary programme?

Yes. We set up scheduled monitoring with lockable stations along walls that face open land, with a service record for every visit.
