Pest control in Maroeladal is mostly done inside security complexes and estates, and the pests that matter most there are house mice, German cockroaches, subterranean termites in shared gardens, ants and summer mosquitoes. We treat individual units and whole complexes, and we prefer to plan with the body corporate so the problem doesn't simply move from one unit to the next.
Complex living, complex pests
Maroeladal is one of the denser residential areas around Fourways. Most homes are in gated townhouse developments, cluster complexes and estates, many built from the 1990s onwards, with smaller private gardens, shared landscaped areas, a clubhouse or pool in the bigger developments and a central refuse yard. Shopping centres, office parks and busy roads are a short drive away.
In a complex, the building itself is the highway. Mice run along the top of party walls in the roof void. Cockroaches follow the plumbing stacks and the electrical conduits between kitchens. Ants nest under shared paving. A termite colony under the communal garden can reach several units. That's why a pest problem in Maroeladal is usually a complex problem rather than a unit problem, and why the cheapest long-term fix is often a shared one.
Five pests worth knowing about
House mice
Mice are the most common rodent in Maroeladal complexes, and winter is their season. They get in through gaps the width of a pencil: around geyser pipes, under garage doors and through broken air bricks. Tiny droppings in the kitchen drawers and under the sink are the giveaway. We combine lockable bait stations outside, traps inside and proofing of entry points. Our mouse control around Fourways page has more detail.
German cockroaches
Small brown roaches that live in kitchens and spread through plumbing. We use gel baits in hinges, motor housings and cracks, never fogging, which only spreads them to the neighbours.
Subterranean termites
Communal gardens with timber edging, sleepers, decks and buried construction waste give termites food for years. Watch for mud tubes on boundary walls, garage walls and the base of units. Structural treatment involves treating the soil and baiting the colony, and carries a 5-year guarantee with a certificate. Our termite work in Fourways complexes explains it.
Ants
Ants come up through paving and expansion joints into ground-floor units, often just before rain. Baits carried back to the nest work; surface sprays scatter the colony.
Mosquitoes
Blocked gutters, water features, pool covers and plant saucers breed mosquitoes quickly after summer storms. Tipping out standing water every week is the single most useful thing residents can do.
A plan for the body corporate
For trustees and managing agents, we recommend a simple, scheduled programme:
- Numbered, lockable rodent stations around the perimeter, the refuse yard and the clubhouse.
- A perimeter treatment for crawling insects at the start of summer.
- An annual termite inspection of common areas and buildings.
- Unit treatments on request, at an agreed rate, so owners know what to expect.
- A written service record after every visit, kept for the trustees.
It turns pest control from a stream of complaints into a line in the budget.
Moving into a Maroeladal unit?
New owners and tenants often inherit someone else's pests. Before you move furniture in, it's worth checking the kitchen cupboards for cockroach droppings (small dark specks in hinges and corners), the garage and roof for mouse droppings, and the garden walls for termite tubes. An empty unit is also the easiest time to treat, because every cupboard and corner is reachable. If you're buying, we can do an entomological inspection and a written report before transfer.
On the day
For a unit, we inspect the kitchen, bathrooms, garage and roof hatch, and look at the outside walls and garden. Treatments are odourless and won't mark tiles or carpets. Nobody needs to leave; just keep little ones and pets clear of treated surfaces until they've dried.
The usual mistake
Ignoring a neighbour's problem because "it's not in my unit yet". Mice and cockroaches will reach you through the same roof and plumbing that connects you, and by then they're established in both. If a neighbour is booking a treatment, it's worth having yours done on the same day.
A Maroeladal tip
Check the gap where the garage door meets the floor. In many complexes the rubber seal has worn away after years of use, and that gap is the most common entry point we find for mice in winter.
What it costs and why
For a single unit, cockroach and ant treatments are among our more affordable jobs. Mice cost a little more because of trap checks and proofing. Termite work depends on the length of the building perimeter and the paving involved. Complex programmes are priced on the number of units, the number of stations and how often we visit. A guide "from" price is shown on this page, and our pest control price list covers the rest. We quote after an inspection.
Maroeladal is part of our pest control across Fourways, and the neighbouring Broadacres page covers similar complexes nearby.
Combat Pest Control is owned and operated by Jason van Heerden, with 25 years in pest control. Registration with SAPCA and with the Department of Agriculture under Act 36 is in place, we can usually come out within 24 hours, and if a treated pest is back inside 3 months, so are we. Questions we get asked
What does pest control cost for a Maroeladal townhouse?
For one unit, cockroach and ant treatments are affordable; mice cost a little more because of follow-up. A guide from-price shows on this page, and complex programmes are quoted on units and stations.
Can the whole complex be treated at once?
Yes, and it works better. We can treat all affected units on one day and set up scheduled visits for common areas.
How long do mice treatments take to work?
Activity usually drops within one to two weeks. Sealing the gaps they use is what stops new mice coming in.
Why shouldn't I use a bug bomb?
Foggers don't reach where cockroaches hide and push them into neighbouring units. Gel bait in their hiding places clears them properly.
Do you provide service records for trustees?
Yes. Every scheduled visit is recorded, with notes on activity and recommendations.
Is it safe for small children?
Yes, when used correctly. Bait stays in locked stations and children should stay off treated surfaces until they're dry.
