Pest control in Southgate covers two worlds. Around the shopping centre, it's rats and mice at loading bays, German cockroaches in food courts and takeaways, and flies at refuse areas. In the surrounding complexes and homes, it's mice in winter, ants, cockroaches and harvester termites in lawns. We inspect, treat the source and keep records for businesses.
Southgate's layout and its pests
Southgate is best known for its large shopping centre, one of the main retail hubs in the south of Johannesburg, set near Mondeor, Meredale and Glenvista. Around it are townhouse complexes, family homes and other retail and service businesses. Busy roads, loading docks, refuse areas and patches of open ground sit side by side with gardens and lawns.
That arrangement matters for pests. Retail and food areas produce a steady supply of waste, which supports rats, mice, cockroaches and flies. Those pests don't stay neatly behind the shops; rodents in particular move into nearby complexes and homes when conditions suit them.
For shops, takeaways and restaurants
Rats and mice at the back of house
Loading bays, refuse rooms and storerooms are where rodents get in and feed. Signs include droppings along walls, chewed packaging and grease marks along regular runs. We set up lockable, tamper-resistant stations around the outside and refuse areas, use traps inside food areas, and number every station. Our rat control in Johannesburg page explains our method.
German cockroaches in kitchens
Food court kitchens and takeaways are prime German cockroach territory: warm, wet and full of equipment with gaps to hide in. Gel bait inside equipment housings, under counters and behind fittings is the treatment, with regular follow-up because new cockroaches are always arriving on deliveries.
Flies
House flies breed in refuse and food waste, while drain flies breed in neglected floor drains. Keep bins lidded and away from back doors, clean drains regularly, and let us treat resting surfaces. See fly control in the southern suburbs for more.
Monitoring and records
Retail and food businesses need documented pest control. We offer scheduled monitoring contracts with a written report after each visit, showing stations checked, activity found and any proofing issues, which is what landlords, health inspectors and head offices ask for.
For complexes and homes
Mice in winter
From May onwards, mice move into garages, ceilings and kitchens. Small droppings and chewed food packets are the usual signs. Stations and traps placed close together, plus sealing gaps under garage doors and around pipes, clear them.
Harvester termites
Complex lawns in the south are often hit by harvester termites in dry winters, leaving small holes ringed with soil and bare, thinning patches. Treating the active holes takes the product down to the colony. Subterranean termites in buildings are a separate job; our termite control across Johannesburg covers both, with a 5-year guarantee and certificate on termite work.
Ants and cockroaches
Ants trail in before summer storms; baits deal with the nest. American cockroaches come up through drains in summer, and German cockroaches can spread between units in complexes.
Birds at loading bays
Pigeons and mynas roost on beams, signage and ledges above loading docks, and their droppings foul stock and walkways. Removing nests, then fitting spikes or netting on favourite ledges, moves them on without harming them.
How we work
For businesses, the first visit is a site survey to map stations and identify risks. For homes and complexes, it's an inspection of the unit, garage, garden and common areas. Treatments are odourless and non-staining. No one needs to leave for normal treatments; keep children and pets off treated surfaces until they're dry. Business visits are timed around trading hours.
When the problem crosses the boundary
Complexes next to retail and food businesses sometimes find that, however well they treat, rats keep arriving from next door. In that case we'll explain where the pressure is coming from, focus stations along that boundary and, where possible, talk to the neighbouring business about their own control. It's usually the only way to break the cycle.
The mistake that keeps costing
For shops, it's stacking cardboard and returns in a back passage for days. It's shelter for mice and a common route for cockroaches into the store. For homes, it's leaving dog food out overnight, which feeds mice and rats right next to the house.
A Southgate tip
If you're in a complex near the retail area, check the bottom of your garage door. Daylight showing under it means mice can get in. A rubber seal or brush strip is a quick fix.
What it costs and why
Business contracts are priced on the size of the premises, number of stations and visit frequency. Homes are priced on the pest, the size of the property and whether follow-ups are needed. Harvester termites on one lawn is a fairly small job; a whole complex is quoted per site. The guide price on this page and our Johannesburg pest control prices show where each starts.
Southgate is part of our Johannesburg South pest control area, and the complexes of neighbouring Meredale have their own page.
Combat Pest Control belongs to Jason van Heerden, who runs it hands-on after 25 years in the industry. We're SAPCA registered, Department of Agriculture registered under Act 36, provide service within 24 hours and stand behind general treatments for 3 months. Questions we get asked
How much does a pest control contract for a takeaway cost?
It depends on the size of the premises, the number of stations and how often we visit. We quote after a site survey, and the guide price on this page shows where home treatments start.
Can you work in a shopping centre without disrupting trade?
Yes. We schedule visits before opening, after closing or during quiet periods, and use baits and traps suited to food areas.
Do you provide pest control reports for landlords or head office?
Yes. Each contract visit has a written report showing what was checked, what was found and what was done.
Why do mice keep getting into my garage?
Usually through the gap under the door. Fit a brush strip or rubber seal, keep pet food sealed, and stations will deal with the ones already inside.
How long does it take for harvester termite treatment to work?
You should see the holes stop reopening within a couple of weeks. The lawn then needs watering and time to recover.
Is the treatment safe for my kids and dog?
Yes, when used correctly. Keep them off treated surfaces until dry, and rodent bait stays inside locked stations.
