For pest control in Bryanston West, the most common jobs are German cockroaches in complex kitchens, roof and brown rats, harvester termites eating lawns in winter, paper wasps under eaves in summer, and fleas in homes with dogs. We find out why each one is there before treating, so the result lasts beyond the first week.
A suburb of complexes and gardens
The western side of Bryanston has a lot of townhouse and cluster developments mixed in with family homes on older stands. Many complexes are twenty or thirty years old now, with shared roofs, shared drains and a central bin area. The family homes still have the big lawns, pools and established shrubs that the wider Bryanston area is known for.
That combination gives two different pest patterns side by side. Inside complexes, pests spread through shared structure: cockroaches through plumbing ducts, rats through connected roof spaces. In the bigger gardens, the problems come from outside: termites in the lawn, wasps on the eaves, rats out of the compost.
Pest by pest
German cockroaches
These are the small, light-brown roaches that hide in kettle bases, fridge motors, dishwasher seals and the hinges of kitchen cupboards. In a complex they move between units along water and waste pipes, so one unit treated alone often gets re-infested from next door. Gel bait in the exact places they hide clears them far better than an aerosol, which just pushes them deeper into the walls. Our Bryanston cockroach treatments page covers this in more detail.
Rats
Roof rats get into ceilings from trees and walls. Brown rats burrow under paving and sheds and come in through drains and gaps under garage doors. Both feed well in suburbs with fruit trees, compost heaps and dog bowls left outside. We use lockable bait stations on the outside and traps in the roof.
Harvester termites in the lawn
From about May to September, when the ground is dry, harvester termites cut kikuyu and carry it underground. You'll see bare, sandy patches with small holes and little heaps of loose soil, and sometimes the termites themselves on a cold, overcast morning. They don't attack the house, but a lawn can be ruined in a season. Lawn treatment for harvester activity is a separate job from structural termite work; see termite control across Johannesburg for both.
Paper wasps
Grey, umbrella-shaped nests under eaves, carports, pergolas and window frames are common from spring through late summer. They're a real problem near a pool or a front door. We treat and remove the nest, ideally early in the morning when the wasps are home and sluggish.
Fleas
Fleas breed in dog beds, carpets and shady patches of lawn where pets lie. Treating the dog without treating the house and garden doesn't work, because most of the flea population is eggs and larvae in the environment, not adults on the animal.
How we handle a complex versus a house
In a freestanding home, we inspect the house and garden and treat what we find. In a complex, we ask the body corporate or managing agent whether the neighbouring units and the bin area can be included. It costs a little more on the day but saves paying for the same treatment twice. For estates and larger complexes we offer scheduled monitoring with a service record after every visit.
There's no need to move out for standard treatments; our sprays are odourless and non-staining. Keep children and pets off treated areas until they're dry.
What owners often get wrong
Most people spray roaches the moment they see one. Aerosol sprays kill the few you can see and repel the rest, so the colony moves into the wall void and the oven insulation, and bait placed later is avoided. If you're booking a gel treatment, stop spraying a few days beforehand.
One Bryanston West tip
Check the bin area. In many complexes it's a walled enclosure with a drain in the floor and spilled food in the corners. Keeping lids closed, hosing it down weekly and fitting a fine grid over the drain cuts both rats and cockroaches for every unit.
What it costs, and what pushes the price up
A cockroach gel treatment in a single townhouse kitchen is one of the more affordable jobs we do. The price rises with the number of units, the size of the garden, the number of bait stations needed for rats, and whether a follow-up visit is part of the plan. Lawn treatment for harvester termites depends on the area of lawn. You'll see a guide "from" price on this page, and our pest control prices for Johannesburg lists every service. We quote properly once we've seen the property.
Bryanston West is covered from our pest control service in Bryanston, and if you're nearer the Sandton side, the Bryanston East page describes that part of the suburb.
Combat Pest Control is owner-operated by Jason van Heerden, with 25 years of experience behind every visit. We're SAPCA registered, registered with the Department of Agriculture, and can usually be with you within 24 hours. If the treated pest returns within 3 months, we come back. Call 084 200 2700, or send a photo on WhatsApp and we'll identify it for you.
Questions we get asked
What does a cockroach treatment cost in a Bryanston West townhouse?
It's one of the smaller jobs we do. The price depends on the size of the kitchen and how many units are included. The guide from-price is shown on this page and we confirm on site.
Why do cockroaches keep coming back after I treat my unit?
Because they move in from neighbouring units through shared pipes and ducts. Treating the affected units together, plus the bin area, gives a far longer result.
Are harvester termites going to damage my house?
No. Harvester termites eat grass, not building timber. They can strip a lawn badly in a dry winter, though, so they're worth treating.
How soon can you get rid of a wasp nest?
We offer service within 24 hours, and a wasp nest is usually treated and removed on the same visit.
Is the flea treatment safe for my dogs?
Yes, used correctly. Keep the dogs off treated areas until they're dry, and treat the dogs themselves with a vet-recommended product at the same time.
Should I stop spraying before you come?
Yes, if we're doing a gel treatment for cockroaches. Sprays repel roaches from the bait, so stop a few days before the visit.
Do you work with managing agents and body corporates?
Yes. We quote for whole complexes, set up scheduled visits and provide a service record for every visit.
