Pest control in Garsfontein is often a complex job in both senses: many homes are in cluster and townhouse developments where units share walls, roofs and gardens. The main pests are ants, cockroaches, rodents in roof spaces, bees in walls and harvester termites in shared lawns. Combat Pest Control serves Garsfontein from Johannesburg, treating units and common areas together.
How Garsfontein's housing shapes the problem
Garsfontein is a long-established Pretoria East suburb with a mix of family homes on their own stands and a large number of sectional title complexes, cluster homes and security developments. In a freestanding house you control your own pest problem. In a complex you don't, because the cockroach in the unit next door or the rat in the shared roof space will reach you sooner or later.
That's why we spend a lot of time in Garsfontein working with body corporates and managing agents rather than individual owners. A coordinated treatment across the whole site lasts far longer than a series of one-unit jobs.
What we find in Garsfontein
Ants
Ants are the most frequent complaint, especially in early summer. They nest under paving, in garden beds and inside wall cavities, then trail into kitchens and bathrooms. Small black ants and brown house ants both respond well to baits the workers carry back to the nest. Spraying the trail just splits the colony into several new ones. Our page on ant control explains the baiting method.
Cockroaches
German cockroaches in kitchens, and larger American cockroaches coming up from shared drains and sewer lines. In complexes, the drain cockroaches are a common-area issue: they travel through manholes and pipes that serve several units.
Rodents
Roof rats run along boundary walls and trees and into shared roof spaces, where a single nest can affect several units. Mice come in under garage doors. We bait in lockable stations around the perimeter and trap in roof spaces.
Bees and wasps
Swarms move into wall cavities, roof eaves and meter boxes, especially in spring. We'd rather a swarm was rehomed than killed, so where we can we call in a beekeeper. See bee control for what to do when a swarm settles. Paper wasps building nests under eaves and pergolas are treated directly.
Harvester termites
Common lawns in complexes can be stripped by harvester termites through a dry Pretoria winter. Treating the active holes stops the damage.
Working with body corporates
For a complex, we usually propose a site-wide plan:
- An inspection of common areas, a sample of units, roof access points and drains.
- A combined treatment of the perimeter, common gardens, refuse areas and every unit that agrees to it.
- Rodent bait stations placed and numbered around the site.
- Scheduled follow-up visits with a written service record, so trustees can show residents what's been done.
Residents don't need to leave their units for routine treatments. Keep pets and children off treated surfaces until they're dry.
Signs the problem is bigger than one unit
Trustees often ask how to tell whether a pest complaint is one owner's issue or a site-wide one. A few clues help. If several residents report cockroaches in the same week, they're almost certainly coming through shared drains or service ducts. Droppings or scratching in more than one roof space means rodents are travelling along the shared ceiling. Ant trails that appear in a row of units at once usually come from one big colony under the common paving. And harvester termite holes spreading across the communal lawn will reach private gardens next. In each case, the fix belongs at body corporate level.
The mistake that wastes money
Treating one unit at a time as complaints come in. Each owner pays for a treatment, the pests shift next door, and three months later it starts again. A single coordinated treatment usually costs the body corporate less over a year.
A Garsfontein tip
Check the gap between garage doors and the floor. In many cluster homes it's wide enough for mice and cockroaches to walk straight in. A rubber seal strip is a quick, cheap fix that blocks the most common ground-level entry.
What it costs and why
For a single home, cost depends on the pest and the size of the house. For a complex, it depends on the number of units, how much common area there is, and how often visits are scheduled. Bees depend on where the swarm is: a hive inside a wall cavity is more work than one hanging from a branch. Our guide price list shows where each treatment starts, and we quote complexes after a site visit. For a few ants on the kitchen counter, a shop-bought bait station may sort it out.
Garsfontein borders Faerie Glen and Moreleta Park, and we work right across Pretoria East. For our full service list, see pest control in Johannesburg.
Jason van Heerden runs Combat Pest Control and has 25 years of experience in the trade. The business is a SAPCA member, registered with the Department of Agriculture, and offers service within 24 hours. If a treated pest returns within three months, we come back. Questions we get asked
How much does it cost to treat a whole complex in Garsfontein?
It depends on the number of units, the size of the common areas and how often you want visits. We quote after a site inspection; starting prices are on our price page.
Why do the cockroaches keep coming back to my unit?
In complexes they move between units through shared walls and drains. A coordinated treatment of the whole block lasts much longer than treating one unit.
Do all owners have to agree to a treatment?
It works best when every unit is treated, but we can treat the common areas and the units that agree, and follow up on the rest.
What happens to a bee swarm in my wall?
Where possible we refer it to, or work with, a beekeeper. If removal isn't possible, we deal with it safely and seal the entry.
Are the treatments safe for pets in a complex?
Yes. Keep pets off treated surfaces until they're dry. Rodent bait stays inside lockable stations.
How long does an ant treatment take to work?
Baits usually reduce activity within days, as workers take the bait back to the nest. Large colonies may need a second application.
Can you provide service records for the body corporate?
Yes. Every scheduled visit gets a written record of what was done, which trustees can share with residents.
