Pest control in Arcadia, Pretoria

Flats, embassies, guesthouses and old homes turned into offices, all under the Union Buildings. Arcadia's pests are city pests, and they move from unit to unit.

Pest control in Arcadia is mostly about shared buildings: German cockroaches in flat kitchens, bed bugs in apartments and guesthouses, rats around bins and basements, and pigeons on ledges and roofs. Combat Pest Control serves Arcadia from Johannesburg, treating whole buildings where we can, because in Arcadia pests rarely stay in one unit.

What Arcadia is like

Arcadia is one of Pretoria's oldest and most central suburbs, between the city centre and Hatfield, with the Union Buildings and their terraced gardens on the hill above it. Many embassies and diplomatic residences are based here. Alongside them sit blocks of flats, many from the mid-twentieth century, older houses converted into offices, practices and guesthouses, and a steady flow of students and workers. The streets are lined with mature trees, including the jacarandas Pretoria is known for.

That density is what shapes the pest picture. Buildings share walls, ducts, refuse rooms and plumbing. A busy guesthouse sees new guests and luggage every week. Older buildings have gaps around pipes and cracked plaster that pests use as highways.

Pests we treat in Arcadia

German cockroaches

The main problem in flats. They live behind fridges, inside stove panels and in the hinges of kitchen cupboards, and they spread through service ducts and plumbing runs. Spraying a single flat just pushes them next door. We use gel baits in the places they hide, and where the body corporate agrees, we treat the whole block. Bed bugs

Bed bugs travel in luggage, second-hand furniture and on people moving between flats, which makes guesthouses and rental units the classic targets. Signs are small blood spots on sheets, dark marks along mattress seams and bites in lines on arms or legs. They take careful, repeated treatment of beds, frames, skirting boards and furniture. Our bed bug treatment page covers how we prepare and follow up.

Rats

Rats feed from overflowing refuse rooms, restaurant bins and the trees and gardens around older homes. Brown rats burrow near bin areas; roof rats climb into ceilings of converted houses. We bait in lockable stations and close the access points.

Pigeons and bird mites

Ledges, gutters and air-conditioning units on older buildings attract pigeons. Their droppings foul entrances and their nests can bring bird mites indoors. Spikes, netting and sealing gaps stop them roosting.

Fish moths and booklice

Offices with paper archives, and older flats with damp corners, often have fish moths in cupboards and booklice in stored papers.

Signs to watch for in a flat or office

  • Small brown cockroaches in the kitchen when the light goes on at night, or droppings like ground pepper in cupboard corners
  • Itchy bites in a row after sleeping, with rusty marks on the sheets
  • Gnawed bin bags in the refuse room, or droppings in the basement parking
  • Pigeons nesting on window ledges or behind air-conditioning units, and tiny moving specks on walls near those nests
  • Silver, fast-moving insects in bookshelves and filing boxes

Why Arcadia's older buildings hold on to pests

Many of the blocks here were built decades ago and have been repainted and re-tiled many times since. Behind the surface there are hollow skirting boards, old pipe chases, gaps around waste pipes and cracked plaster where cockroaches breed out of sight. Converted houses have roof spaces that were never designed to be sealed, which suits rats. When we treat, we spend time finding those hidden runs, because that's where the bait has to go if the result is going to last.

Working in shared and sensitive buildings

We plan around how the building is used. Offices and practices can be treated early or after hours. Guesthouses can be done room by room between bookings. Embassies and residences get a scheduled service with records for each visit. Treatments are odourless and non-staining, and tenants don't need to move out for normal insect work; just keep children and pets off treated surfaces until dry.

Combat Pest Control has 25 years of experience and is owned and run by Jason van Heerden. We're SAPCA registered and registered with the Department of Agriculture, we offer service within 24 hours, and general treatments carry a 3-month guarantee.

The usual mistake

Treating one flat and expecting the block to be clear. In a building with shared ducts, cockroaches and bed bugs move to the next unit, then back again. A block-wide plan through the managing agent or body corporate costs less over a year than repeated single-flat callouts.

An Arcadia tip

If you manage a block, look at the refuse room first. Sealed bins, a regular wash-down and a door that closes properly take away the food that keeps rats and cockroaches in the building.

What it costs and why

The price depends on the pest, the number of units and how widespread the problem is. A single-flat cockroach treatment is a small job. Bed bugs cost more because they need preparation, careful work in every room involved and a follow-up visit. Whole blocks and monitoring contracts are quoted for the building. Each page shows a guide "from" price, and the prices page explains the cost drivers.

Arcadia runs into Sunnyside and Hatfield, both similar flat-heavy areas, and the full range of treatments is on our Johannesburg and Gauteng pest control page.

Questions we get asked

How much does pest control cost for a flat in Arcadia?

A cockroach treatment in a single flat is a modest job, while bed bugs cost more because of preparation and a follow-up. Treating a whole block is quoted for the building.

Can you treat our whole block of flats?

Yes. We work with managing agents and bodies corporate to treat every unit, the ducts and the refuse area together, which gives a far better result.

How do I know if it's bed bugs?

Look for tiny blood spots on sheets, dark marks along mattress seams and bites in a line. Send us a photo on WhatsApp and we'll confirm.

Can you treat a guesthouse without closing it?

Yes. We treat room by room between bookings and plan follow-ups around your occupancy.

Will the treatment smell or stain?

No. We use odourless, non-staining products. Keep children and pets off treated surfaces until dry.

Do you do bird proofing on office buildings?

Yes. We fit spikes and netting and seal gaps on ledges, gutters and roofs to stop pigeons roosting.

What should I do before a bed bug treatment?

Wash bedding and clothes on a hot cycle, clear clutter from around the bed and under it, and don't move furniture to another room. We'll give you a full checklist.
